Manufactured Homes

The Assessor's Office is responsible for the registration of manufactured homes. It is a requirement of South
Carolina State law that all manufactured homes be registered and licensed in the county of location prior to
moving, occupancy or connection of electrical service. The Assessor's Office will not be able to register a
manufactured home without the required documentation. The following information should assist you in
reviewing the applicable South Carolina regulations, laws, and penalties governing the registration and
permitting of manufactured homes. Listed below are the procedures for registering mobile homes in Jasper
County.

Procedures Registering and Permitting Your New Manufactured Home:

  1. Must have a Building Permit.
  2. Must have a Bill of Sale. Bill of Sale should include year of manufactured home, size, complete serial  number, color, number of bedrooms, number of baths and cost of manufactured home only (not including 
    land, etc.).
  3. Must have a copy of the application for Certificate of Title showing the owner, serial number, 
    make, model, year of manufactured home and lien holder or the title itself.
  4. Must have the E911 Address and the correct name of the land owner with the tax map number of 
    the property.
  5. Must purchase a decal for $5.00.

Procedures for a Repossessed Manufactured Home or a Mobile Home Purchased from an Individual:

  1. Must have a moving permit from the County the manufactured home is coming from, including Jasper 
    County.
  2. Must have a paid tax receipt (if any taxes are owed, you must have paid them all).
  3. Must have a copy of the application for Certificate of Title showing the owner, serial number, 
    make, model, year of manufactured home and lien holder or the title in your name or the title itself.
  4. Must have a Bill of Sale. Bill of Sale should include year of manufactured home, size, complete serial 
    number, color, number of bedrooms, number of baths and cost of manufactured home only (not including 
    land, etc.).
  5. Must have a Building Permit if the manufactured home is being relocated.
  6. Must have the E911 Address and the correct name of the land owner with the tax map number of 
    the property.
  7. Must purchase a decal for $5.00.
